City of Dortmund: Application — Real Estate Value Calculator

As a free service, the Evaluation Committee for Land Values in the City of Dortmund provides an online calculator for the determination of an estimate for real estate on the basis of the real estate benchmarks. The result does not replace the traffic valuation with an expert opinion or the expert’s committee, but provides good guidance on how to find your property. Real estate benchmarks are average real estate values based on a typical “standard object” for each location. They are derived expertly from the purchase price collection and determined by decision of the expert committee on the reference date. Values for garages, parking spaces and special usage rights must be estimated separately according to their time value. Information on this is provided in the local land market report. In addition, other influencing factors can play a role in the determination of value, such as special local and structural conditions, the property condition, special installations, an inheritance building right, repurchase rights, construction loads, pipeline rights, harmful soil contamination, etc. The application shall be based on the conversion coefficients determined and decided by the Evaluation Committee. In doing so, the user enters the descriptive features of his object independently and thus determines the estimate of the property. In the case of special features such as exposed locations, villas, scrap properties, new buildings, etc., it is unfortunately not possible to determine the estimate with the help of the real estate value calculator. The user is responsible for the proper application.
