They constitute comparative factors for built-up land within the meaning of Section 193(5), second sentence, point 4 of the BauGB in conjunction with § 13 of the Immobilienwertermittlungsverordnung (ImmoWertV) and thus form the basis for the traffic valuation in the comparative value procedure pursuant to Section 15(2) ImmoWertV.
