The Hamburger Mietenspiegel has been published every two years since 1976. It gives an overview of the local comparative rent for freely financed apartments of a comparable type, size, equipment, texture and location. The rent mirror has its basis in the Civil Code. According to the statutory requirements, only rents that have been re-arranged or adjusted in the last four years have also been taken into account for the 2017 rental mirror survey and are not subject to any price fixation. The creation is carried out under the leadership of the Authority for Urban Development and Housing and is accompanied by a working group, which includes representatives of tenant and landlord organisations as well as the courts.
Apart from aspects such as the size of the apartment or the equipment, the rental values also depend on the classification of the respective residential area. For this purpose, the online rental mirror uses the data from the non-official Hamburg Residential List 2017 which was compiled on the basis of a representative data collection of Analysis & Concepts Consulting Company for Residential, Real Estate, Urban Development mbH.
The rental mirror data can only be applied correctly if the “explanations to the rental mirror” and the instructions on the “application of the rental mirror” are carefully observed.
