Dataset description

These data include the Soil Indicative Values and Soil Indicative Value Zones for 2020. Each year, the evaluation committees have to determine soil benchmarks based on 1 January of the current year. They are to be published by 31 March. A nationally uniform data set is then formed from all available soil benchmarks in the district of Kleve. A land benchmark is an average land value per square metre for an area with essentially the same value-determining characteristics, such as the state of development, the type and extent of construction use and cutting, which is mainly determined from purchase prices. It refers to a ready-to-build plot whose characteristics are typical of the area (so-called benchmark plot). Soil benchmarks generally refer to undeveloped land. Deviations in the value-determining properties of the land to be valued, such as the type and degree of construction use, soil quality, development status and land design, cause deviations in its market value from the land benchmark.
