Dataset description

The soil guide values only for the Dormagen area. The complete data set can be obtained from the source, among other sources.A soil benchmark is an average soil value per square metre for an area with essentially the same value-determining characteristics as e.g. development status, type and degree of structural use and cutting; it refers to a ready-to-build plot of land, the characteristics of which are typical of the area (so-called benchmark plot). Soil benchmarks generally refer to undeveloped land. The soil guide value is not a market value. Deviations of the property to be assessed in the value-determining properties such as type and degree of construction use, soil condition, development status and land design cause deviations of its market value from the land benchmark value. By 15 February of each year, the evaluators' committees shall establish indicative soil values in relation to 1 January of the current year. They are to be published by 31 March. A nationally uniform data set is then formed from all available soil benchmarks.
