Average transaction prices for detached houses before the Territorial Administrative Reform

Data are collected on transactions with detached houses registered in the Cadastre Information System under building type code 11100102 ‘Individual residential houses and summer cottages with wooden exterior walls and garden houses with a total area of more than 40 m2’ and 11100103 ‘Individual residential houses and summer cottages with masonry or masonry-wood exterior walls’. The average transaction prices of detached houses are shown in EUR and calculated as the median of the statistical indicator (the average value in an ordered set of figures). The average transaction amounts (prices) were calculated using transactions that meet the free market definition (the transaction price is not artificially reduced or increased) and the criteria chosen. __According to the price differences in the real estate market for houses built after 2000, separate detached house transactions __: * individual residential buildings (detached houses) built before 2000; * new individual residential buildings (spare houses) built after 2000. __Average transaction prices are presented by group of territories __: * individual residential buildings (detached houses) built before 2000 – by region by value level in comparable territories (lower value cities together with rural territories and higher value cities), state cities, Riga influence territories, Jurmala, Riga (by groups of territories with medium and lower value levels); * new individual residential buildings (spare houses) built after 2000 – Riga impact areas, Jurmala, Riga (by groups of territories with medium and lower value levels). __The statistical calculations use transactions that meet the following __ criteria: * detached houses built before 2000, with a physical depreciation of less than 62%, with an area in Riga, in areas under the influence of Riga from 80 to 250 m2, in Jurmala above 100 m2, in public cities from 50 to 250 m2, in cities with higher value levels, in cities with lower value levels, in rural areas from 50 to 150 m2, with an area of land in Riga and Jurmala from 500 to 4000 m2, in the rest of the area from 500 to 2500 m2. * new detached houses built after 2000 with a physical deterioration of less than 30%, an area of over 150 m2 in Riga and Jurmala, over 100 m2 in Riga impact areas and between 500 and 4000 m2 in Riga and Jurmala, between 50 and 150 m2 in Riga impact areas.
